Delivered in 2013, this project was the first new construction project along Grays Ferry Avenue in over 20 years. After purchasing two parcels of land, 3000 Grays Ferry Ave (Light Industrial) and 3000 Oakford Street (Recreational), the development team went to work on the land development. This included the abandonment of the street bisecting the site, consolidating the parcels and achieving flexible zoning to allow for a mixed use development.

A portion of the site is leased to Rite Aid, the remainder of the site has been developed as a new retail grocery store with Bottom Dollar as the operator (now Aldi Markets). Located on the primary commercial corridor of South Philadelphia, the site offers easy access to I-76 and is directly serviced by 2 SEPTA bus lines.
This project is unique in its involvement of public funding and financing. The development team was able to achieve funding sources from both the State, through a RACP Grant, and Federal dollars through a Brownfield Redevelopment Grant.
